Condo Association Property Superintendent

Trout Creek Resort & Condominiums is a year-round resort nestled in the beautiful Harbor Springs-Petoskey region of Northern Michigan. We are home to 150 condominiums and 14 home sites, with top-tier amenities including indoor and outdoor pools, tennis and pickleball courts, a clubhouse and conference center, playgrounds, scenic trails, and tranquil surroundings. Trout Creek also boasts its own Rental Management Company, which serves nearly 60 Co-Owners who elect to short-term-rent their Condo Units, making it a premiere resort destination for year-round vacationers.
We are currently seeking an experienced, hands-on Property Superintendent to lead our maintenance operations, manage critical infrastructure (water/wastewater systems), and ensure the overall upkeep and functionality of our buildings and grounds.
Primary Responsibilities:- Directly supervising maintenance and night watch staff, including hiring, scheduling, training, and hands-on project leadership.
- Develop, plan, and execute short and long-term facility & building maintenance plans to ensure reliable, cost-effective operations. Plus, manage to Reserve Planning & Spending as lead by the General Manager.
- Monitor expenses and ensure all related projects and tasks are completed within budget, with oversight from the General Manager.
- Support the General Manager in developing annual maintenance budgets for line items under the Property Superintendent’s responsibility, while identifying opportunities for cost savings without compromising quality.
- Overseeing maintenance and regulatory compliance of the Drinking Water Distribution Systems, in conjunction with the General Manager. Including:
- Making sure daily flow and hour readings are recorded.
- Coordinate necessary water samples and their shipment to the testing laboratory.
- Ensure testing of Chlorine levels in the water supply is done weekly and adjusting/maintaining as needed.
- Paying attention to how the system operates, performing regular inspections and preventative maintenance to minimize large scale problems from happening.
- Flush system periodically and operating all system valves to ensure good working order.
- If possible, the Property Superintendent would do the work needed to become a drinking water operator licensed by the Michigan EGLE.
- Overseeing maintenance and regulatory compliance of the Wastewater Systems with support from with the General Manager. Including:
- Making sure weekly flow readings are logged and reported.
- Coordinate taking of weekly samples and their shipment to the testing laboratory.
- Ensure the system is inspected, tested, and serviced regularly to maintain compliance, safety and proper operations (system includes sewer tanks, secondary treatment tanks, aerobic generators, pump systems, and drain fields).
- Inspecting the drain fields, treatment sites, and the operation of the systems in order to spot trouble before it becomes a big problem.
- Oversee monitoring wells to ensure they are properly maintained and accessible for sampling and testing.
- Managing seasonal services including groundskeeping, landscaping, snow removal, and recreational facility upkeep.
- Oversee maintenance and coordinating repairs for all equipment, pools, hot tubs, buildings, fleet vehicles, and roadways.
- Facilitate contractor coordination, construction projects, vendor relationships, and bidding processes with input and oversight from General Manager.
- Communicating with unit owners, responding to concerns, and improving property satisfaction.
- Coordinating staff resources with the Rental Manager to support unit readiness and guest satisfaction.
- Tracking employee hours and schedules. Plus, review and submit time sheets to General Manager for processing of payroll.
- 3 - 5 years of experience in property, facility, or maintenance supervision; construction trade experience strongly preferred.
- Strong knowledge of HVAC, plumbing, electrical, landscaping, pools/spas, and general contracting.
- Experience with drinking water distribution and wastewater treatment systems is strongly desired. Otherwise, a strong willingness to learn.
- Demonstrated experience leading teams, working hands-on, and managing multiple projects simultaneously.
- Proficiency in vendor management, budgeting, inventory oversight, and safety compliance
- Excellent interpersonal skills with the ability to work with contractors, co-owners, and staff
- Tech-savvy and capable of basic reporting, time tracking, and email communication
- Valid driver's license; CDL a plus.
- Successfully pass a background check, a drug screening, and possess a clean driving record.
- Ability to operate maintenance equipment and lift 50 lbs. or more.
- Willingness to work outside in varying weather conditions.
- On-call availability for address after-hour emergencies and urgent property issues.
- This position requires a combination of office-based work (scheduling, reporting) and fieldwork (site inspections, staff coordination).
- Occasional participation in physical tasks, such as overseeing snow removal or assisting with larger projects, may be required.
- Early morning, some weekends and holiday availability may be required as prearranged.
- Meet weekly with other company managers and participate in monthly Board Meetings.
